Mentoring Service As a follow on from the course my mentoring day is designed to help you with your first purchase and any subsequent purchases until you are happy to "go it alone."

We start the day normally at our office address at 11.00am

We run through your marketing strategy and show you a "marketing plan"
that can provide you with a valuable additional income on your quest for financial freedom through property.

We then go out and visit approx 20 of my properties to give you a much more hands on feel. We evaluate the deals that were done to purchase them, go through the numbers, look at a few of the refurbishments we have done. We visit and go into and compare my HMO's also looking at the numbers the regulations.

We will also visit 2 other projects. My personal self build project and a block of 19 apartments we are building.

There are 3 wealth warnings to prevent you making costly mistakes. (you can learn by my mistakes).

Sometimes we may get a call from agents to look at a property, sometimes there are some of my refurbishment projects at various stages of completion to visit. Quite often we will collect the keys and visit a newly purchased property.
Once back in the office we will evaluate your chosen area for BMV to ensure you maximise your advertising campaigns budget. I will then sit down and work out a business plan to get you to financial freedom. We can use benchmark numbers to work back from your final goals to today and then work out how to take you from today to your final goals normally within a few years. I will also go through your current portfolio property by property if required / applicable.

That's just the start of it.

Once you get home and start advertising your phone will start ringing. On the course you will have learnt how to deal with the calls. You will be able to call me to evaluate the deal and work out your offer and be able to use my specialist outside of the box thinking to formulate a purchase plan. The people may be being repossessed and want to talk through the procedure and understand how they can stop it, I can advise you or talk to them direct. If a court visit is required I can advise you on what to say to the judge to get you more time in order for the purchase to reach conclusion. If the judge says no you will need all the efficiency speed and skill of my specialist team to allow you to as safely and risk free as possible exchange contracts and pay off the arrears within a few hours. Many other factors like pre-determination forms or bankruptcy situations may also factor into the deal and I will be on hand to advise on all of this. If a deal is done we will then look at the most cost effective way of purchasing it, what is the best form of mortgage and mortgage company to suit the project.


The cost
The fee for my mentoring service is £3000 and includes a full day one-to-one mentoring consultation at my office plus my support afterwards through to completion of your first deal. Just give notice when you no longer require my help.


The Team
You will have access to our expert team of Solicitor, vendor solicitor (who are used to dealing with the courts and second charge lenders, mortgage broker, insurance advisor and accountant. Our team has monthly meetings with the principle aim of coming up with a seam less process that takes the minimum time and effort. They are currently dealing with around 15 instructions per week from the BMV sector.
