Some of our students do not have any cash to invest yet but have the ability using our methods to source properties at 75% to 85% of market value.

Therefore we are looking for investors to fund property development deals.

Every deal is different but usually it's the 15% deposit and refurbishment costs that need funding. Our student's development would be vetted by us to ensure that the purchase price, the estimated resale price and the refurbishment estimates are correct.

The average deal will net between £20,000 and £30,000 before tax.

We are looking for investors who are interested in either a profit share of 40%
(The other 40% to the student and 20% to us) or a fixed 1% to 2% monthly fee negotiable depending on the amount required. Normally it would be for a five to eight month period. Your investment would be secured against the property call for details.

References from our accountant, solicitor are available to confirm figures stated on this website are true and correct. References from other investors are also available. A verified list of all our deals we have done will also be supplied at a later date prior to investment if required.

Some of the properties can be developed for buy to let on your behalf

Example.

You take the mortgage out on a property we buy at £76,000 and we agree that it is worth £110,000 when refurbished. It costs £3500 to refurbish, the solicitors purchasing costs were £500 and mortgage and survey costs were £1000

So our agreed equity profit is £29,000.


You pay £11,600 (40%) of the profit to the student who found the property and developed it also they will invoice you for this.
You pay £5800 (20%) to us and we will invoice you for this.
You are left with a £110,000 house owing you £98,400 including refurbishment costs.

These figures are based on the latest deal that we are currently doing for ourselves. We have purchased it for £76,000 will spend about £10,000 on fees and refurbishment costs and expect to sell it at around £110,000

For smaller investors (£1000-£10,000) part deal investments are available and will pay 2% interest per month for an average of 7 months.
